Problems & Solutions

What happens when something goes wrong

  • 01

    Missed rent payments

Some tenants stop paying for various reasons. We screen tenants for financial reliability to prevent this, and if a delay isn’t resolved quickly - we activate guarantees so rent continues while legal steps are handled.

  • 02

    Early lease termination

Tenants may want to leave before the contract ends. Under the lease, they remain responsible for rent until a suitable replacement is found - by them or by us - ensuring income continues.

  • 03

    Maintenance issues

Things break over time - plumbing, AC, electrical. We handle issues through trusted contractors at market rates, coordinate everything with the owner, and prevent small problems from becoming costly ones.

  • 04

    Emergency repairs

Unexpected issues like boiler explosion or electrical failures require immediate action. We’re available 24/7 and handle the situation right away - even if the owner isn’t available - to minimize damage.

  • 05

    Property damage

Damage beyond normal wear can happen during a tenancy. We document the property condition upfront and use guarantees or deposits to cover repairs when needed.

  • 06

    Vacant property

When a tenant leaves, the property may sit empty. We begin preparation and marketing in advance - usually 2 months before - to reduce downtime and secure the next tenant quickly.
